Delos Aligns With TPP Capital Management Group to Advance Accessibility of Health and Well-Being Solutions Across Qualified Opportunity Zones

PHILADELPHIA, December 6, 2020 /3BL Media/ -- Delos, a global wellness real estate and technology company based in New York, today announced its intended collaboration with TPP Capital Management Group (TPP), a Philadelphia based Black-led social impact private equity fund manager and healthcare real estate development firm, to advance health and wellness through buildings in urban communities. Supported by Forefront, a consultant that will provide on-the- ground support and counsel, the partnership will launch with a focus on evidence-based healthy building strategies and solutions for the Tioga District, a federal qualified opportunity zone and a food, health and wellness desert in Upper North Philadelphia.

Delos and TPP are currently planning on integrating Delos Home Wellness features across 82 workforce housing condominiums for middle-income service workers and 84 fully furnished mixed-Income 55+ senior residences for seniors with chronic medical conditions ( e.g., hypertension, heart disease, diabetes, obesity) and restrictive diets.  Among many of Delos’ Home Wellness features is DARWIN™, a system designed to enhance human health and well-being by monitoring, calibrating and responding to changing indoor environmental conditions. The DARWIN network focuses on four main components: air filtration to help eliminate pathogens, allergens, and other airborne pollutants; water purification to remediate water quality concerns; and dynamic circadian lighting and comfort-focused technologies to help improve sleep quality and improve energy levels.

In response to COVID-19, Delos will also support TPP and Forefront to bring Delos’ advanced air purification solutions, along with broader health and wellness interventions, to Black urban neighborhoods in qualified opportunity zones throughout the country. Delos was recently selected by the New York City Department of Education to provide its air purification units to NYC schools and will leverage its experience in the education sector as part of this collaboration.

The Tioga District will be built in a federal qualified opportunity zone, food, health and wellness desert in Upper North Philadelphia, Pennsylvania’s distressed neighborhood of Tioga with  85.5% Black population, 45%  of which have high blood pressure, 43.3% obesity, 19.3% diabetes, 42% of people in poverty, $17,052 median household income and 18% unemployment rate. The District is adjacent to Temple University Health Sciences Campus and Temple University Hospital. As planned, the project beginning construction in the first quarter of 2021 will add to the neighborhood, all within a five city-square-block area, 1,407 residential units for rent or sale, 172,870 square feet of commercial/office space, 107,000 square feet of retail space and 92,392 square feet of pedestrian, streetscape and stormwater improvements.
